This existing deck structure was poorly installed with drains that had been abandoned for no particular reason.  The homeowner complained about pooling water whenever it would rain and then noticed water and mold coming through the garage ceiling. That’s where we come in…

The first task was to remove the surface of the deck, but we were not 100% certain of exactly what would lie underneath.  As it turned out, it was about an inch of a mortar type material, severely stuck to a wire mesh lathe with countless staples through out the entire subfloor area.

During the removal process it took countless hours to try and break up the chunks into smaller pieces and remove them (painstakingly) piece by piece.

In this picture, you can see the metal staples poking all over through the subfloor.

Once the subfloor was removed, there were signs of damage to the I joists that had to be remedied prior to installing our new materials.

We cut custom sloped shims to create the correctly shaped surface for water to flow to the drain location.  This took some math, strings, and patience as each piece was laid out and placed to create a “V” slope effect.  The decision was made to actually bring the drain location back towards the house a couple of bays to help with drainage too, since we were only working with about an inch of play.

Once the plywood was installed, our roofing sub contractor, Chase Roofing, patched nail holes, seams, and prepped the substrate for their membrane material to be installed.

 

Our final work was to reinstall the sliding glass door, siding, trim, and paint.  We even connected the drainage pipe the way it should have been originally to the existing drainage system.

This is now the perfect place to enjoy that beautiful view!
